My Life in Real Estate - Ballash Rd Case Study Part 2

Come along with me as I take you through the rehab that's going on at Ballash Road in Medina. We're about 4 weeks in to the project. Our budget was over $30,000, and I want to show you some of the changes we've made so far. About half of our budget was materials and half labor costs. We're following our standard rehab formula and not going overboard with changes that we won't recoup in the sale price. This is an important point to remember in any rehab project so you don't eat into your final profits. We'll be into the projector $82,000 or so, and list it for $159,900. After seller concessions and price drops, we're looking at a $40-$50,000 profit.
