You might be surprised to learn that most successful real estate investing companies, whether giants or tiny mom-and-pop operations, have a Short-Sale Negotiation Manager. Why is that, you ask? Because, dear reader, they’re critical to the success of the business, as you will see.
A good Short-Sale Negotiation Manager will have between 20 and 30 properties in their active file. This can quickly translate into the sale of up to half a dozen or so properties every month. Meaning annual sales of just short-sales could easily hit the million-dollar mark, or even more. Now we begin to see the importance of this key team member.
What Role Will Your Short-Sale Negotiation Manager Play?
Briefly, this manager is responsible for negotiating and processing all of your company’s short-sale properties. They must possess a wealth of technical information about the minutia of short sales in order to effectively do their job. You want someone who’s good at:
- Negotiating – Your Short-Sale Negotiation Manager must negotiate with the lender on your behalf in order to get you, the owner of the investment company, the best deal possible.
- Communicating – They must be in continual contact with the bank, the homeowner, the selling agent, the buying agent, the rehab manager, and even you in order to schedule the funding.
- Coordinating – They handle coordinating the closing. Once the offer gets approved they deal with the title company to do the title work and set a closing date. They also must coordinate all the paperwork for the short-sale, which gets submitted to the bank.
As you can see, the Short-Sale Negotiation Manager is a pretty important person in the world of real estate investing. They are knowledgeable, intelligent negotiators who know how to put a short-sale deal together and can generate a million of dollars, or more, of sales for your company year in and year out.
