Competitive Advantages
In my last blog post, I covered a game-changing topic involving motivated sellers and off market properties. I also invited you to join a free master class with myself and my buddy, Kent Clothier. The days of the real estate market being in a slump are OVER – we are actually at the lowest inventory levels that we’ve had in a long time. This should be great, right? Sort of… it means for people like you and me, the market is tightening up which makes it a lot harder to find good deals. The competition is high and you need to know the right places to look.
Lotteries, bidding wars, multiple offers and much higher prices are the situations we are in now. In 2013 and 2014, the real estate market was recovering, but now in 2015, it’s the year of GROWTH. There is a way to stay ahead of the game, you must create a competitive advantage. The following are the four competitive advantages Kent teaches that you need to do to stay on top of the market:
- Competitive Advantage #1: You MUST get to the deals FIRST
- Competitive Advantage #2: You MUST find a cash buyer when the banks are not loaning
- Competitive Advantage #3: You MUST get deals that no one else even sees
- Competitive Advantage #4: You MUST access information that no one else even knows about
Kent’s system of finding these hidden, off market properties is for serious customers only. This is not for the person who looks at real estate like a hobby, this is for the hard-working, opportunity seeking entrepreneurs that are looking to follow their dreams.

Big Data & Systems
The secret to finding this competitive advantage that Kent speaks about is big data. If you aren’t familiar, big data is a broad term for data sets so large or complex that traditional data processing applications are inadequate. Challenges include analysis, capture, data curation, search, sharing, storage, transfer, visualization, and information privacy. Now, in reality, no one has time to sort through this kind of data. But if you do crunch the numbers and find that one little trend or pattern that sticks out, it can be life changing.
Kent’s family-owned business, Memphis Invest has been some of the most successful real estate investors in the country. They have bought and sold over 3000 properties and were featured as one of the fastest growing companies in Inc. magazine. Kent also has a best-selling novel on reverse-wholesaling. He attributes this success to systems.
What does this mean? It means automating your business and removing yourself completely. Systems create efficiently and predictable results.
In 2009, Kent’s company created the Find Cash Buyers Now system that uses big data to find all the buyers in any market in the U.S. They also created Find Private Lenders Now in 2010 to find all the people who are currently loaning money. Find Comps Now is a system that uses big data to create a great market analysis.
One thing that Kent’s company has not been able to crack the code on is finding motivated sellers – UNTIL NOW.
On this master class, Kent will introduce us to his buddy, Chris Richter and explain how Chris was able to figure out a way to use big data to find motivated sellers. He found the patterns and created the “magic formula” that was missing. Chris started looking for this hidden method back in 2008, he was originally in engineering, but changed his career path into real estate once he saw how quickly you can turn a profit. When the market crashed, he was left with an almost empty bank account until he was able to crack the code with this hidden properties formula.
Kent’s story is also very unique – he started in business at just 17 years old and by 30, was running a $1.8 billion sales organization. Then, he lost it all. He knew the mistakes he made previously running the business and put everything back together and now at 45 years old, is here to teach others his success story and business model. He did his first wholesale real estate flip in January 2003.
Crisis Inventory
Kent was once in the exact same position as you – he learned from a real estate expert and ran with it. Kent and Chris are now teaching students like you their off market “crisis inventory” strategies. Crisis inventory includes things like:
- Divorce
- Foreclosure
- Bad rentals
- Probate
- Death
- Bankruptcy
- Loss of job
Whether the market is good or bad, those situations unfortunately happen every day. The key here is to know in advance which properties are headed toward that crisis so you can be the first to get there. These properties become vacant BEFORE they go into crisis, so these abandoned properties sit there and it’s the perfect scenario because NO ONE knows they are there – EXCEPT YOU.
